Understanding Your Property Taxes

Every January, the treasurer’s office mails out tax notices to all property owners in South Dakota. Taxes are due and payable on January 1st but are not delinquent if half is paid before May 1st, and the second half is paid before November 1st. The tax bills received this month are for the 2022 taxes on the property. Based on the assessed values on November 1, 2021, (the legal assessment date) for taxes on the 2022 calendar year.    Taxpayers have received or will receive their tax bills in the mail soon.   Some taxpayers will call or stop by the local office to see how they can   lower their bill, this is when your initial thought is to direct them to   another office that can better explain property taxes and levies. The   property tax bill is driven by the budgets adopted by the county, city,   school districts, and other local taxing entities.
   
   It is important taxpayers understand that the director of equalization will   mail out assessment notices by March 1. State law requires that property be   assessed at its fair market value – what it would be expected to sell for on   the open market. When markets go up assessments go up. This assessment notice   is for taxes payable in 2023. They can appeal their assessment to their local   board. The last day to appeal to your local board (city, towns, township) is March   16, 2023, SDCL 10-11-16   and April 4, 2023, SDCL 10-11-13   Is the deadline for county boards. Once assessment notices are mailed, only   board-approved changes are allowed.
